This beautiful waterfront vacation home is truly outstanding because of its stunning location on a 350 feet wide saltwater canal in Cape Corals Yacht Club. The house was completely updated and renovated in 2007. The open waters can be reached by boat in a few minutes; wild Dolphins and Manatees love this basin and are regular guests, with some luck you can watch them play from your backyard.

Behind the house situated on the patio area is the aprox. 8,30 x 5,30 m solar heated pool.

You find tables with chairs, a pavilion, sun-umbrellas, gas grill and plenty of chaise lounges on the patio and boat dock for your enjoyment.

The house has aprox. 230 qm air-conditioned living area, three bed rooms, three bath rooms, living room, dining room and an open kitchen provides plenty of room for up to 6 people.
From almost all the rooms you have breathtaking views over pool and patio and tropical garden down to the water.

Next to the entry is the living room there you find two comfortable 3 seater sofas and arm chair.

A cable TV with DVD player and a stereo device with CD player as well are also present.<

The kitchen contains everything you can think of, along with side by side refrigerator/ icemaker, range/stove, microwave, dishwasher, toaster, coffeemaker etc.
Directly adjacent to the kitchen is the dining-room with 6 chairs, as well as the billiard room where this billiard table can convert to a ping pong table.

At Villa Maria are three bedrooms at your disposal.
Of course each of the bedrooms has also its own bathroom.

The master suite is equipped with a king size bed and has as well as flat screen TV, dresser and accessible wardrobe .

The master bathroom contains dual sinks, tub, and a shower.

There are two other bedrooms, one with queen size bed and the third with two twin size beds along each with a bathroom. Washer, dryer, ironing board, vacuum cleaner etc, everything that you might need is provided, plenty of towels, hairdryers, etc.

WLAN high speed internet access and a computer is also provided free of charge, so you can check your emails, surf the internet or work online as long as you would like at no extra cost to you, as well as telephone.

The oversized boat dock with lift overlooking the "Lagoon" will provide waterfront living at its best.

Here you can sunbathe, fire up the grill, fish, or just relax in your lounge chair watching the absolutely breathtaking sunsets.

The fast sport boat, 21'6" feet, 150 HP supercharged Mercury outbord with hydraulik steering, fuel capacity 45 gal, model 2007, lies directly behind the house in an electrical boat lift.

From here you will start exploring the tropical waterways, islands and beaches of Florida with your own boat that will also be provided to you free of charge.

The boat is equipped with all the safety gear, depht sounder, stereo system, CD und MP3 player, swim platform, built in cooler and sun lounge tiltr seat, etc. And after a local skipper familiarized you with the waterways and the boat, you are off to a dream vacation.

The deck boat is in the best suitable boat for boating the shallow waters in this area. Also ideal for bath trips to uninhabited islands, snorkelling, swimming, collecting shells, and observing dolphins and water birds. The ideal sport, fun and family boat for these waters!

	There is a an aditional liability insurance called skipper insurance, you need to have proof of this insurance to be able to use this particular vessel.
