This modern (custom-built 2001, remodelled and new furnished in 2008), spacious, palm-tree-surrounded, waterfront home (living area under air is 2400 sq ft or 223 sq meters) has three (3) bedrooms (plus den/office or 4th bedroom) and three (3) bathrooms. The waterfront dock is a long 120 ft (36,50 meters), and runs the entire length of the Villa Sundance three-lot property site of 15000 sq ft (or 1394 sq meters).

ENTRANCE PORCH

There is a covered Porch at the south-facing entrance on which there are two tables and two chairs on either side of the entrance.

Breakfast or just a cup of coffee in the morning or evening can be a pleasant experience: across the road opposite there is a large fountain which is lit up at night.

From the moment you walk through the front door of Villa Sundance you'll
catch your breath and say: "Wow!"

At first you'll see the comfortably-furnished, high-ceilinged, expansive, modern, white-tile floored Living Room which flows out onto the huge, sunny terrace with its large, glorious, salt-water (no chlorine) pool and separate Jacuzzi.

Then your eyes will slide beyond the beautiful area of the pool terrace, through the four coconut palms to the elegant dockside and waterfront. The dock is unusually long - 120 ft (36,50 meters), and the canal a wide 240 ft (73 meters). It will take your breath away, and invite you in.

From the Captain's Walk there is a sit-out area where you can watch the beautiful sunrises & sunsets, the abundant jumping fish, the ducks, pelicans, cormorants and other birds as they glide by, and the occasional boat as it makes its way out towards the ocean.

THE POOL, POOL TERRACE AND LANAI

This outdoor area is always the focal point of enjoyment. The aqua-tiled Swimming Pool (34 x 16 ft or 10,40 by 4,90 meters) & its separate Jet-Jacuzzi (80 inch or 2,03 meters) are deep and spacious. The Terrace is surrounded with attractive and colorful bushes to ensure maximum privacy. A special feature is that the pool water is salted, not chlorinated. Without the odor of chlorine, this is a much healthier & more pleasant experience. Your swim will feel totally delicious!

The water-heating system ensures just the right temperature. In the evenings the lights in the Pool & Jacuzzi make swimming that much more pleasurable, and dining or sitting around the Pool equally relaxing and pleasant.

The screened-in Lanai/Pool/Terrace area is an extra- large 2368 sq ft (220 sq meters), and the Lanai screen itself prevents any unwanted insects from being a nuisance.

There are four (4) sun/lounge-chairs plus a comfort-corner sitting area (for 6) comprising cushioned love-seats, chairs and coffee tables. In addition there is an outdoor dining table for six under cover on the Terrace, immediately outside the Living Room, with ceiling fan and dimmer lights.

A Gas BBQ grill can provide all the pleasures of outdoor cooking, American style: there is an abundant supply of steaks, chicken, spare ribs & fish in the local Supermarkets, located just a few minutes away.

Villa Sundance is an exceptional, bright and cheerful, high-ceilinged house which gives the impression of living permanently outdoors. The Living Room seems to flow into the Pool/Patio area, with its exceptionally large, 74 ft (22,50 meters) Lanai.

Inside, every room is generously over-sized, including the Bathrooms and Showers. In addition to central air-conditioning throughout, every living or sleeping area also has its own ceiling fan (including the outside terrace).

THE LIVING ROOM (The "Great Room")

The elegant, light & airy, white-tiled Living Room, Dining Room and Kitchen are all part of the modern, open-plan design of the house, measuring 32 ft (9,75 meters) across. All areas look out to the pool, jet-Jacuzzi, pool terrace, coconut palms and waterfront.

The seating arrangement in the Living Room could not be more comfortable, with each soft, over-stuffed sofa and chair adjustable to allow foot rest and back-tilt, accommodating 7 persons. This area is tastefully furnished in a tropical Florida-style. In the Entertainment Center there is a 47 inch, flat-screen Sony TV, DVD player Radio & CD player. A ceiling fan with lights is centered above the seating area.

There are four sliding glass doors (12 feet wide or 3,65 meters) leading from the Living Room to the Pool Terrace. These doors are "pocket-sliders", which disappear completely out of view, opening up the entire Living Room area to the outdoor Pool Terrace and Lanai.

THE KITCHEN

The Kitchen is modern and well-designed to give easy access to the twin-door GE refrigerator (door has ice-dispenser), the GE four-burner stove & oven, the microwave, dishwasher & sink.

There is plenty of table-top space, cupboard room, and a raised surround-shelf 'Bar', with bar stools.

There is ample room for the toaster, Mr Coffee machine, blender, etc. on the counter-top; and more than adequate cutlery, pots, pans, glasses, plates, can opener, etc.

A food-pantry closet is next to the Kitchen. The Kitchen area is conveniently situated next to the indoor dining table, with seating for eight (8), and a few steps away from the Pool Terrace.

THE DINING ROOM

The large white dining table is handsomely bevel-glass-topped, with comfortable dining chairs for eight (8).

The dining room looks directly out on to the Pool Deck, Jacuzzi and Palm Trees, and is conveniently adjacent to the Kitchen.

There is a Ceiling Fan with dimmer-switch light for those romantic evenings.

THE MASTER BEDROOM - (270 sq ft, or 25 sq meters) - with ensuite Bidet.

The carpeted, high-ceilinged Master Bedroom, 18 ft by 15 ft (5,48 by 4,57 meters), is ensuite with a very large, over-sized & luxurious shower-bathroom area which includes a Bidet. Between the Master Bedroom & the Bathroom there are two (2) separate "his 'n hers" walk-in closets.

In the Master Bedroom there is a king-sized bed with the highest quality pillows & bed-linens for maximum sleeping comfort. There are private doors which open directly out onto the beautiful Pool Terrace.

There is a Sharp, flat-screened TV in the armoire, with ample drawer space below. Through one of the two walk-in closets, there is access to the 3rd Bedroom if required.

Attached to the high attractive, counter-sunk ceiling is a fan with lights, in addition to table lamps on the two side-tables. There is a bedside telephone & alarm-clock/radio/CD-player, and a second, large chest-of-drawers/dresser.

The Bathroom has full-wall mirrors, a wall magnifying mirror, floor lights and two separate wash-basins with luxurious vanity space. The toilet is enclosed separately. The shower stall is huge & luxurious. There is ample cupboard & drawer space. A hair-dryer is available in this bathroom.

THE SECOND BEDROOM - (200 sq ft, or 18,60 sq meters)

This 14 ft-square (4,26 by 4,26 meters) carpeted Bedroom has a comfortable king-sized bed, also with the highest quality pillows & bed-linens. There are two bed-side tables, lamps, an alarm-clock/radio/CD-player, a dresser with ample drawer space, and a large built-in closet. There is also a ceiling fan with lights.

This Bedroom also has a window and door which look out to, and lead directly on to the pool terrace.

An extra-large shower bathroom is just three steps away from this Bedroom, with a large wall-mirror, vanity and washbasin. A hair dryer is also available in this bathroom.

THE THIRD BEDROOM - (200 sq ft or 18,60 sq meters) - ensuite

This bright, east-facing 12 ft by 17 ft (3,65 by 5,18 meters) carpeted Bedroom also leads directly through a third, ample-sized shower-bathroom onto the Pool Terrace. There are two twin beds and side tables with lamps, with a mirror-drawer ensemble, a large window looking out to Eureka and Pineapple Palm Trees and an ample built-in closet. There is also a wall-hung, flat-screened Sharp TV in this bedroom.

THE DEN/OFFICE (or FOURTH BEDROOM) - (165 sq ft or15,30 sq meters)

This room conveniently leads off the Entry Foyer and measures a comfortable 11 ft by 15 ft (or 3,75 by 5,10 meters).

Inside, the large window overlooks the covered front porch and palm-treed front garden, and there are two desks, two office chairs, a high-speed internet Gateway PC computer, Printer and a Fax-Copier.

There is a Day Bed (containing a second, lower ("trundle") single bed beneath the upper single Day Bed) and an Armoire/Wardrobe for hanging clothes, with 2 drawers below. The bathroom, which also acts as a guest bathroom, would be shared with the second Bedroom.

In addition to the central air-conditioning system, there is also a fan and light in the ceiling, and a wall-hung mirror.

There are five telephones in the house. Three of these are portable telephones (all on the same system) with the master phone located in the Office/Den. In addition to these three, there is also a land-line phone in the Master Bedroom, and a separate (yellow) portable phone next to the refrigerator in the Kitchen. The yellow portable phone is suitable for poolside use. While this phone is said to be waterproof, it must be dry when replaced onto the cradle.

LAUNDRY-GARAGE

The large Garage will accommodate most normal-sized American cars, the garage doors operated by an indoor switch or remote control.

The side door from the Garage leads into a hallway with a storage closet & a Laundry/Utility Room (with a GE clothes washer & a tumble dryer). There is an ironing board, an iron, and other essential items.

The BBQ tools are hanging in the Garage. The hallway leads directly to the Kitchen area, making it easy to place groceries in the Kitchen or Pantry.

THE DOCKSIDE

There is a wooden-planked Captain's Walk stretching the entire 120 ft (36,50 meters) length of the waterfront. This is easily accessible through a Lanai door and down a few steps. This long Captain's Walk area makes visiting docking boats easy.

There is also an electric Boat Lift capable of lifting a large 10,000 lb boat (4536 kilos) out of the water. Fishing off the sit-out area, or dock, is common practice. There is a ladder off the Dock. There is no swimming in the canal.

Small boats sometimes cruise by in the salt-water canal, their owners always ready for a friendly wave. Boats are forced to travel slowly in the center of the canal to avoid undue wake, and to avoid colliding with the protected Manatees (the local Florida "Sea Cows", and somewhat similar to the Walrus). Apparently there are Manatees which live in the canal.

There is a lighted 15 ft by 11 ft (165 sq ft or 15,30 sq meters) sit-out area protruding romantically from the Dockside - this is ideal for pre-dinner drinks while watching the birds, fish or sunsets.
